Vacancies
The
borough's Economic Development Committee (it includes business owners,
elected officials and residents) recently put together the list
of vacant stores
in Fair Lawn. Fair Lawn News talked with one realtor about what the
information means.
Mr.
Beshlian said he was surprised that the vacancy rate was so low.
"It is a sign that Fair Lawn is as healthy as the
surrounding communities." Mr. Beshlian said that stores are being rented, property
values are holding up, and property owners are able to pay their taxes.
He
was most surprised by how few vacancies there are on Broadway and Lincoln
Avenue. Some stores may be
vacant, he said because landlords won’t reduce their rents to be
competitive. “If asking
rents are lowered, new tenants would move in tomorrow.”
Mr.
Beshlian said that Broadway is doing well, although it may have lost some
of its local character and charm. He said you can’t really control the types of businesses
that move in, it’s a natural flow of economics.
You don’t have the local butchers and bakers anymore, but with
two income families, you do have the need for many more restaurants.
Mr.
Beshlian said “there have been a lot of very good improvements on River
Road including planters, benches, lighting, bricks and improved
intersections.” Right now, River Road has a high number of vacancies
because of the temporary nature of the cooperative parking agreement.
Once everyone agrees on the cooperative parking agreement, then
River Road should be very successful.
